100 Chestnut
Ashland, MA100 Chestnut Project Description
100 Chestnut will have 174 units in two apartment buildings. There will also be a 9,000 sq. ft. amenity space, as well as an exterior courtyard and swimming pool. Pilot Construction will be breaking ground in the summer of 2023 and the project is scheduled for completion in 2025. Project photos will be added soon.

Haverhill, MA887 Boston Road Project Description
887 Boston Road will contain 153 units in four apartment buildings with a standalone Clubhouse. Pilot broke ground in Spring 2023, and the project is scheduled to be completed in 2025. Project photos will be added soon.
Caro at Tuscan Village
Salem, NHCaro at Tuscan Village Project Description
The latest apartment complex to be built in the Tuscan Village Development of Salem, NH will be the “Caro”. The Caro is over 270,000 SF contained within one 5-Story building surrounding what will be a private and well appointed courtyard with pool, waterfall, small, private gathering spaces, outdoor kitchen/grilling and many fire pits.
The building also feature a huge roof deck with fire pits and a grilling station. Caro will be home to 260 apartment units, approximately 6,000 SF of amenity space (lounge, fitness, yoga, we-work stations) a model unit and on-site leasing facility. There is even a large conference room available to tenants upon request.
Earth work started in early September, 2021 and the projects anticipated completion will be late 2023.
In March of 2022, Caro at Tuscan Village was the New England Real Estate Journal’s project of the month.
Sutton Street Apartments
North Andover, MASutton Street Apartments Project Description
Located on Sutton Street in North Andover and adjacent to the latest senior housing project, this project consists of three mixed-use buildings including business, assembly, storage and 136 residential apartments. Building heights range from just under 40′ tall to just under 50′ tall. Amenities will include approximately 5,600 SF dedicated to fitness, gathering, a sports bar and an outdoor elevated courtyard featuring fire pits and BBQ areas. Completion is anticipated in late 2022.

Coming soon! The Apartments at Cold Brook Crossing in Sudbury, MA. Located just 10 minutes to route 2 and 35 minutes to downtown Boston, the units will provide a quiet home outside the city with easy access into it. Construction will start in the spring of 2021 with anticipated completion in early fall of 2022. The two building 101-unit complex will feature underground parking, large lounge area, fitness center, TRX Yoga room and a 4-cubicle work café/work area!
Executive Park Drive Residences

Situated on 21 Acres in Merrimack, NH along the Naticook Brook, the Executive Park Drive Residences will include 280 luxury apartments in (5) four-story apartment buildings, each with a parking garage beneath. The site will also include a 3,800 SF Community building and a pedestrian walkway and bridge.
Work began at the start of 2019, with completion anticipated in late 2020.
The Buckley
Framingham, MAThe Buckley Project Description
Located at the corner of Mt. Wayte Avenue and Franklin St. in Framingham, MA is the future home of The Buckley. This project consists of 209 luxury market-rate apartments in three buildings, each with parking beneath, a 2-story, 9,500 SF Community Clubhouse featuring Bistro-styled exterior gathering areas, an outdoor pool and patio area, and a 3,500 SF retail building – currently planned to house a restaurant.
Work began on the site in mid-November, 2018 and completion is expected in early Spring 2020.
The Chandler
Bedford, NHThe Chandler Project Description
Situated on 3 acres in Bedford, NH, right off of route 101 and 293, sits the 127,500 square foot Chandler Building. This is home to 133 Luxury apartments including (8) studio units averaging 520 square feet, (83) 1 bedroom averaging 610 square feet, and (42) 2-bedroom units averaging 1022 square feet.
This project also features a 3,100 square foot modern amenity and leasing area which includes a community lounge with a beverage bar – a large screen TV and fireplace. Amenities also include a fitness center and package concierge.
A sweeping view of the Bowman Creek can be enjoyed from the roof-top deck which is available for use by the residents.
Work began in August of 2019 and was completed in October of 2020.
Tuscan Village
Salem, NHTuscan Village Project Description
The 256-unit apartment complex is composed of four 64-unit residential buildings and a clubhouse on 8.4 acres. The residential units include a mix of 2-bedroom, 1-bedroom and studio apartments, all with outdoor covered decks, oversized windows, and luxury interior finishes. All of the buildings relate to the Tuscan theme and are highly articulated with architectural materials and elements.
The clubhouse is the primary focal point for multi-building complex and features a roof-top cupola as well as a fitness center, living and entertainment spaces, a business center and a leasing office with model unit. Outdoor amenities include a swimming pool, and terrace featuring barbecue grills and built-in fire pits.
The Heights Apartments
Amesbury, MAThe Heights Apartments Project Description
Located in Amesbury, Massachusetts, just a couple of miles from historic downtown and minutes from I-495, this 240 apartment complex which has been in the administrative works for years, has finally begun.
The 240 units will be distributed evenly to five 48-unit buildings. Two of the buildings are 4-story slab-on-grade construction, and the remaining three will be 4-stories over parking garage structures beneath. This project will also feature a prominent clubhouse with swimming pool and extensive landscaping details.
Site layouts and preparations for construction have just begun and the first building scheduled began at the end of December 2015 and the project completion is anticipated in 2017.
The Oasis at Plainville Apartments
Plainville, MAThe Oasis at Plainville Apartments Project Description
Located on Route 1 less than two miles from Route 495 and just seven miles to Gillette Stadium, this project consists of 248 garden-style apartments in eight buildings, 61 garage bays in 11 structures and a Maintenance building.
This project also features a 7200 SF Clubhouse/Community Center with an additional 900 SF covered outdoor patio overlooking a huge 25′ x 65′ pool surrounded by a patio deck.
Due to local utility limitations, this project also includes the installation of a water pump system and sewerage pumping system, all housed in a separate structure located away from the rest of the buildings.
Work was started in May of 2016 with completion anticipated in late fall 2017.
Berry Farms Apartments
North Andover, MABerry Farms Apartments Project Description
Located at the site of the former Andover Riding Academy, this 196 unit Development consists of three buildings (42, 48, and 64 units) with enclosed garage parking beneath, one 42 unit building and a storage building, and a nearly 5,000 square foot Clubhouse designed with details and features that compliment the history of the area. Along with a pool, patio, fire pit and BBQ areas complete this project. Construction began in early July of 2015 with demolition of existing structures and completion was accomplished at the end of 2016. Work includes surcharging areas of peat as well as the use of geopiers to support foundations.
Matrix Hudson Apartments
Hudson, MAMatrix Hudson Apartments Project Description
Started in the winter of 2014/2015 as a Sitework contract only, Pilot Construction, Inc. worked with the developers and architect to finalize the buildings and budgets to begin the framing in late 2015 and completed in late 2016. The project consists of (3) five-story buildings with a total of 175 apartments (one with a community area), detached garage parking for 27 vehicles, a Bike-Barn/Storage building and a leasing office. These 5-story buildings (type IIIB construction) feature large, modern feeling apartments with 9′ ceilings, stainless steel appliances, high quality cabinets, granite counters, laundry, and glass doors at all tubs and showers. The exteriors of the buildings are a compliment of stone, fiber cement panels and vinyl in rich earth-tone colors.
The Leasing Office is a stand-alone building nicely appointed with a barreled ceiling entry and mahogany doors. The interior also includes offices, a conference area and restrooms as well as a full basement for storage. Construction progressed through 2016 beginning with the clubhouse, all structures were completed by December, 2016.
Residences at Riverwalk Apartments

Located on the Merrimack River and adjacent to the New Hampshire Fisher Cat’s (MiLB) Stadium, construction on 150 apartment units located in (3) buildings began Summer 2015 with completion late 2016. These urban/industrial-styled apartment buildings feature fully enclosed parking garages below 4-stories of luxury garden style apartments. Each apartment will feature granite counters, stainless steel appliances, and a clean, modern feel to the layouts and amenities. Juliette balconies offer plenty of light and some spectacular views.
The buildings wrap around a courtyard of pavers, gardens, and benches leading directly to a large portion of the Heritage Trail, a walking and biking path developed by the City of Manchester which includes a bridge over the Merrimack River that leads to a number of parks.
Wellington Parkside Apartments

Pilot Construction, Inc. has completed the Wellington Parkside Apartments on Waters Ave in Everett, MA. The leasing office and a model unit are open, and the property is being leased.
This 190 unit urban style complex is located on the edge of a quiet residential neighborhood. The four story building is built over a 144 car parking structure and features resident amenities including a community room with full kitchen facilities, exercise room, yoga room, internet cafe and leasing offices. Tenants will have the option of renting individual office spaces, private storage lockers, as well as bicycle storage facilities, all located within the building.
Overcoming issues with the town drainage system, site features include sidewalks, plantings, retaining walls and privacy walls.
Broadleaf Boulevard Apartments, Phase I & II

Completed on schedule in June of 2015, Phase I of the Broadleaf Apartments in Manchester, Connecticut has been a huge success, with apartments filling rapidly. This first phase consisted of a 44 unit and two 36 unit buildings, totaling 116 units. With 19 different layouts, this design offered many choices to prospective tenants. The success of this phase has initiated the start of the second phase – three more buildings, for an additional 108 units.
After successful completion of 116 units in Phase I, Pilot Construction, Inc. has completed another 108 units for Phase 2. These luxury garden style units with upgraded granite countertops, stainless steel appliances, easy-care flooring and unique floor plans are what separate these apartments from others in the area. Located in a relatively quiet and secluded area, this development features an onsite Clubhouse with a pool and easy access to shopping and the highway.
Princeton Westford Apartments
Westford, MAPrinceton Westford Apartments Project Description
Pilot Construction, Inc. obtained it’s last certificate of occupancy on this project in early November. Princeton Westford Apartments consists of five 40-unit buildings, a clubhouse with a pool, five 6-bay garages, an 8-bay garage, a storage building and a Waste Water Treatment Facility as well as extensive site work including the complex construction of a .5 mile long access road through designated wetlands. As part of this project there were improvements made to Littleton Road including widening and the addition of a sidewalk.
This project, located partially on a former gravel pit and surrounded by protected wetlands lent itself to logistical challenges and close coordination efforts with the Westford Conservation Commission, Mass DES and the Westford Board of Health. Construction of the entrance road required sur-charging the soils while limiting the area of impact to under five feet beyond the edge of pavement, raising of a National Grid Transmission line, and the installation of three “Critter-Crossing” culverts.
Each apartment building is a slab on grade, wood framed construction consisting of four stories served by an elevator with cement board siding exteriors. Each garden-style apartment is fitted with one or two bedrooms, two bathrooms and a deck. The top floor apartments feature vaulted ceilings in the Living/Dining areas. These apartment buildings were built to meet Energy Star standards, but testing revealed that the exceeded these requirements and met the Mass High-Rise energy requirements.
Village Green Littleton Apartments

This 144 unit luxury apartment complex located on the Littleton/Acton town line was completed in the fall of 2015. The three 48 unit buildings are each four stories, one with a fully enclosed parking garage beneath. A clubhouse with leasing office features a see through fireplace in the Community room, exercise room, business center and an exterior swimming pool.
This project also included the construction of a waste water treatment plant to serve the apartments and adjacent single family homes.
Edgewood Apartments
Plainville, MAEdgewood Apartments Project Description
The Edgewood Apartments are a 120 garden-style apartment units housed in two 4-story buildings, each with an elevator, located in Plainville and close to Routes 1 and 495.
These one and two bedroom units will feature state of the art sound attenuation separations, luxury vinyl tile flooring in kitchens and baths, crown moldings and granite counter-tops.
Completed in the Fall of 2013.
University Heights Apartments
Hooksett, NHUniversity Heights Apartments Project Description
Located just a third of a mile from Route 3, D.W. Highway, this 26 acre hillside parcel is the the site of eight 24-unit apartment buildings, one 12-unit apartment building, and a clubhouse.
Site work includes extensive erosion control measures, ledge removal and processing and re-grading to accommodate the new roadways, utilities, buildings and parking.
Each 3 story building houses a mix of studio, one and two bedroom apartments with the majority being one bedroom units. Two buildings offer storage lockers in the lower walk-out levels.
The clubhouse features a community room, media room, exercise room, and on-site management offices.
Completed in Fall of 2013.
Sterling Place Apartments
Lakeville, MASterling Place Apartments Project Description
Completed in December 2012 and located approximately 50 minutes south of Boston, rich in American heritage, Sterling Place offers 104 units with storage and office in 4 wood framed buildings. Two buildings are three story structures, and two have full walk-out basements (including offices and storage spaces).
All units are built to Energy Star standards, and have sound insulating systems between the units. Features of each unit include modern appliances, colonial style raised panel doors, and individual unit air conditioning.
The 903 Residences Renovation
Providence, RIThe 903 Residences Renovation Project Description
Located on 903 Providence Place in Providence, RI, this project involved a wide variety of major exterior renovations. The building was constructed in 2003 and had shown serious defects over the last couple of years. Its 330 units are laid out in a four story high structure with interior courtyards. the installation of a proper gutter system, EIFS repairs, masonry and associated caulking are among the most important modifications on the list. This project was completed in May, 2012.
UNH, Durham Renovations

Competed 30 days early, Pilot Construction, inc. was pleased to work in conjunction with Orion Properties in renovating 15 properties located at UNH in Durham, NH.
The work includes exterior upgrades, roof repairs, along with new lighting. Interior renovations include new flooring, lighting, and sub structural upgrades. Construction was completed by the end of August, 2012.
