Contracts

Pilot Construction, Inc. contracts most all of our work on the AIA A101 & A201 Stipulated Sum Agreement. Over the years, we have found these agreements to be the most straight forward, un-cluttered ways to spell out the cost, scope and responsibilities of the project. Furthermore, by using this form of Contract, Owners are protected from fluctuations and volatility in subcontractor and supplier pricing – it all falls on us. Pilot Construction, Inc. does not enter into CM or GMP contracts as in our opinion these are structured for contractors that are practiced and focused on billing; we prefer to focus our energies building.

Invoicing

With the submission of our invoices on the AIA G702/G703 forms, Owners and their lenders have detailed break-downs to track the cost and completion of the project; building by building, trade by trade. It is not uncommon for our invoices to be so detailed that they require well over twenty pages.

Changes

When changes in the scope arise, we work with Owners and Architects to figure out the most cost effective ways to execute a change while minimizing the impact to the project schedule. Cost and time impacts are quickly evaluated and presented in a clear and concise format so that all parties can confer and make educated decisions.

Communication

Communication is the key to our success and the success of our projects. Full, open and frank communications between the Owner, Architect and Contractor from the inception to the delivery of the last Occupancy Certificate keeps a project moving in the right direction at all times and helps us to build the kind of long lasting relationships that we like: successful ones!
